The building complex is located on the summit of a hilly rise, near the provincial road from which it is separated by hedges and dry stone walls made of local stone.
The complex consists of several real estate units, agricultural and residential, as well as specialized agricultural land (about 55 hectares of which 24 are Chianti Classico vineyards). It is situated in the Chianti region, in a strategic and well-exposed position, with an open view and excellent agritourism and productive potential.
The predominant building type is exposed stone or stone and plastered brick. The left side of the east façade, entirely in stone, still retains construction features typical of buildings from the 11th-12th century (blocks of alberese with regular finish and cross windows).
BUILDING COMPLEX
The complex is made up of a central agglomeration and four surrounding buildings and extends, including the residential areas, over a total area of about one hectare. It includes the rectory and six other residential and instrumental real estate units. The agglomeration also includes a small church owned by the local Archdiocese.
The rectory (bare ownership) develops in the central portion of the building complex over 1,230 square meters, on the ground floor, second and third floors. It was restored in 1970 and subsequently expanded with a lemon house (1972) and a machine shed (1974) by the previous owners.
The remaining real estate units underwent renovation work completed in 2000, when four apartments were created:
- one obtained in the more recent part (former machine shed), intended for the residence of the second agricultural worker,
- three obtained in the older portion, intended for agritourism activities.

The interior spaces include areas for winemaking, aging, stabilization, and bottling; there are also an office, a changing room, and a restroom, accessible via a common hallway. The complex is completed by a technical room, a porch, and a shed.
